Armenia Sees Continued Rise in Residential Property Prices
Residential property prices in Armenia increased in the third quarter of 2025, according to the Central Bank of Armenia, which has introduced a new housing price index aimed at improving transparency in the real estate market.
The newly launched Residential Property Price Index shows that housing prices rose by 5.5 percent year-on-year in the third quarter and by 1.9 percent compared to the previous quarter. Apartment prices increased by 2.0 percent, while prices for residential houses recorded a sharper rise of 18.6 percent over the same period.
The index is calculated on a quarterly basis using transaction data registered by Armenia’s Cadaster Committee. The Central Bank said the methodology adjusts for differences in property characteristics, allowing for a more accurate assessment of average price changes across the market.
According to the data, 7,113 residential property transactions were recorded nationwide in the third quarter, with a total transaction value of approximately 215.1 billion drams.
The Central Bank said the index will be published 45 days after the end of each reporting quarter and will serve as an analytical tool for monetary and macroprudential policymaking to monitor housing market trends.
